Tarneit has emerged as the Melbourne suburb with the highest volume of home sales in 2025, displacing Brighton, which held the top position for the preceding five years.
The western suburb of Tarneit recorded 1666 sales in the year ending September 2025. This occurred despite its median house value of approximately $709,000.
In comparison, Brighton, where typical house costs exceed $3.2 million, registered 272 sales during the same period. Tarneit's sales volume also surpassed that of Point Cook, another western suburb.
Tim Lawless, Cotality’s executive research director, indicated that the substantial number of sales in Melbourne's western suburbs was a contributing factor to Tarneit's rise to the leading position.
