Construction has officially commenced on two significant over-50s housing developments in Logan, Australia. Located at Chambers Flat and Heritage Park, these projects will collectively provide 592 new homes for residents.

Project Overview

GemLife is spearheading the $470 million development, creating two distinct communities:

  • Chambers Flat (GemLife Logan Grove): This site will host 282 homes on a 20.35-hectare parcel of land located on Koplick Road.
  • Heritage Park: Offering 310 homes, this development spans a 28-hectare site on Mercantile Drive.

Each community is designed to feature a lavish $15 million country club, complemented by an extensive range of shared facilities. These amenities are planned to include:

  • A residents’ lounge and arts studio
  • Cinema and salon
  • Ten-pin bowling and a golf simulator
  • A resort-style pool and fully equipped gym
  • Lawn bowls and tennis courts

Beyond the club, the developments will thoughtfully incorporate open green spaces with walking trails and designated dog run areas, fostering an active and communal lifestyle.

The individual homes are designed with functionality and comfort in mind, featuring two bedrooms and a versatile multipurpose room. They boast open-plan indoor and outdoor living layouts, catering to a modern lifestyle.

Market Context

Logan has experienced substantial population growth, with nearly 61,000 new residents joining the region in the last five years, according to a KPMG analysis of Australian Bureau of Statistics data. This growth highlights a key demographic trend: approximately 30% of Logan residents are currently aged over 50.

GemLife Managing Director Adrian Puljich elaborated on the strategic timing of these projects. He stated that these developments are designed to address both Logan's rapid population growth and the increasing demand from over-50s residents looking to reside closer to family.

"Providing downsizing options for this demographic can help free up established family homes for newer generations in the region," Puljich noted, emphasizing the broader community benefit.

Each community has been conceptualized with a distinct architectural and aesthetic vision:

  • Logan Grove: Will showcase a timeless, heritage-inspired design, evoking classic charm.
  • Heritage Park: Will present a refined contemporary Australian aesthetic, offering a modern and sophisticated feel.
